Newsec to manage Novira Plaza, the largest business centre in its Latvian portfolio
Newsec Latvia has signed an exclusive agreement for the management of Novira Plaza, a business centre recently built in the heart of Riga. This seven-storey building complex with a total area of 39 000 square meters is the largest addition to Newsec’s Latvian property management portfolio, which enables the company to significantly expand its operations and move them to Novira Plaza business centre.
Novira Plaza, an A-class business centre, is located in Riga’s newest business district at 2 Marijas iela. Its strategic location in a business-intensive area, with the Central Railway Station, hotels, museums and theatres within a walking distance, provides very easy access to public transport. For those arriving by car, the building offers a spacious underground parking lot accommodating 180 cars.
Novira Plaza stands out for its luxurious lobbies, co-working areas, restaurants and designer retail spaces that are smartly arranged on the ground floor. To create a modern and welcoming atmosphere for both employees and visitors, a special focus has been placed on green areas with open courtyards and green outoor terraces inside the building.
The business centre will open its doors in Q4 2023. The list of confirmed tenants includes the fast food and consumer goods delivery provider Wolt, the audit and consulting company PwC, the personnel management company Zalaris, GoCardless payment solutions and, of course, the full-service property management company Newsec.
‘We strongly believe that professional property management provides significant value to both building owners and tenants. When choosing Newsec as our reliable partner to manage Novira Plaza, we were impressed by their excellent results in managing A-class office buildings and their ability to provide the highest level of service across the properties with a total area of 1 000 000 square metres in the Baltic states. We are confident that every aspect of our internal cooperation, from communication with tenants to the control of operational costs, will be carried out meeting the highest industry standards’, notes Jolanta Jurga, Founder and CEO of Evernord.
Evernord Real Estate Fund III investment fund and Novira Capital have been involved in the development of the business centre since the early days of the project. ‘I can happily say that this project is a proof of productive cooperation of the partners operating in the Baltic states and expanding in Scandinavia. The developer of Novira Plaza is an Estonian company, the major shareholder of which is a fund established in Lithuania, whereas the project is implemented in Latvia. Newsec operates on both Scandinavian and Baltic markets, while the project’s investors and tenants come from all three Baltic countries. We are really pleased with our involvement in this important project’, Jolanta Jurga comments.
‘The clients’ trust encourages us to continuous improvement. Following our ISO certification, we once again increased the quality standards for our property management services. We have introduced Moderan, an advanced property management mobile app, and made improvements to numerous digital solutions in order to provide smoother and better experience for our tenants’, explains Reinis Ignatavičs, CEO of Newsec Latvija.
He also reveals that this deal marks the beginning of a new stage in the company’s growth. The company will move its operations to the new business centre and focus on expanding.
‘We have recently seen fantastic changes in Riga. New projects of commercial buildings indicate a growing demand for professional property management services. With our ambitious plans, we are committed to establishing a prominent presence in both consulting and property management sectors in Latvia. With this in mind, we have chosen this office as the centre for ongoing development, adds Reinis Ignatavičs.
The Newsec team of 70 property management professionals oversees more than a million square metres of commercial property, including shopping centres, office complexes and industrial estates located across the Baltic states.
