Vilnius City Center Welcomes a New Business Center: Sand Offices Completed
Today, a new business center, Sand Offices, has been completed at the intersection of Žalgirio and Linkmenų streets in the heart of Vilnius. Construction of the modern A+ energy efficiency class office building began at the end of 2023.
"The new business center was built not only at a record-breaking pace but also in compliance with the highest sustainability and energy efficiency standards—we aim to obtain the BREEAM Excellent New Construction certification," says Mindaugas Liaudanskas, CEO of Capitalica Asset Management, the investment management company that developed the project.
The 10,000 sqm business center consists of eight floors, including an underground parking facility. The first tenants have already begun moving in, including the online financing platform CapitalBox, the restaurant Laurus, the home appliances studio Prenta Studio, the real estate services company Capital Real Estate, and one of the leading global manufacturers of bathroom equipment, Laufen.
"The completion of Sand Offices is a significant milestone for all investors and bondholders, as well as for future tenants and all the professionals who contributed to making this business center a reality – from Aketuri Architects, who designed the vision, to every member of the construction team," says M. Liaudanskas.
Currently, lease agreements have been signed for 19% of the available space, with active negotiations ongoing with potential tenants. "We expect the building to be two-thirds occupied by mid-2025," notes M. Liaudanskas.
Prime Location and Parking Facilities
Future Sand Offices tenants highlight location as one of the key reasons for choosing this business center.
"We were looking for a location that would be convenient for both our team and our clients. Sand Offices met this need. The business center is situated near one of the city’s main transportation hubs, making it easy to reach clients across Vilnius. It also ensures smooth connections to Kaunas, Panevėžys, and other cities," says Nerijus Bakšys, Sales Manager at Laufen.
He also emphasizes the importance of parking availability when selecting a new office:
"At Sand Offices, we will have 140 car parking spaces, 80 bicycle slots, and 30 spots for electric vehicles. Employees can also securely store their bikes and scooters in a dedicated facility."
More Than Just an Interior: A Unique Architectural Identity
One of the defining features of Sand Offices is its clinker brick facade and 273 large windows, each 9 sqm in size, allowing natural sunlight to flood the workspace.
"Lithuania doesn’t have many sunny days, so we are thrilled that our team will now enjoy natural light along with inspiring views of the city and nature all year round," says Inga Antanaitienė, a real estate broker at Capital Real Estate.
A Vision Rooted in Local History
According to M. Liaudanskas, the concept behind Sand Offices was inspired by the historical heritage of the area:
"About 500 years ago, Šnipiškės was a well-known suburb of Vilnius, famous for its clay-rich soil. The first Grand Duchy of Lithuania glass manufactory operated here, and clay from the area was used to produce bricks for many of Vilnius’ historic buildings. Interestingly, while excavating clay and limestone quarries, workers would frequently uncover mammoth bones. This fascinating history of Šnipiškės inspired the name Sand Offices."
This connection to history also appealed to tenants. N. Bakšys notes that Laufen sought an office that aligned with their brand values of sustainability, design, and quality.
"I often trust my instincts when choosing a space. During online research, Sand Offices immediately caught my attention. Our team wanted an office that wasn’t just another 'glass box,' and this project stood out with its architectural solutions and homage to local history. That’s when we knew it was the right fit. Interestingly, Laufen’s own history began in 1892 with the production of bricks and clinker in Laufen, Switzerland," adds N. Bakšys.
The total investment in the Sand Offices project amounts to €25 million.
